A Basement Window Nobody Will Notice, Medford MA

Black frame, poured concrete foundation, and a detail that most houses get wrong: the window is not supposed to be the thing you see.

Basement windows get replaced last or never. They are low, they are small, they are usually behind a shrub, and the rotted wood frame around them is quietly letting outside air into the house all winter. This one was replaced on its own, not as part of a bigger job, which is worth saying because plenty of contractors will not come out for a single basement window.

The challenge

A small opening is still a real opening

A poured concrete foundation gives you a square hole, which is easier than a stone one, but it brings its own problem: concrete does not forgive a sloppy seal, and the band where the foundation meets the siding above is exactly where water wants to get in. The old wood frame had been sitting in that band soaking it up. A unit set in without attention to that joint looks finished on day one and stains the foundation by the second spring.

Single opening, full job Sealed at the siding joint, not just the frame

How Seaside solved it

Black frame, square set, sealed where it matters

We set a black framed Harvey unit square in the concrete opening and sealed the head joint where the foundation meets the siding above, which is the detail that decides whether this window still looks like this in five years. Black rather than white, because against a dark foundation a white frame draws the eye straight to the smallest window on the house.

The result

One opening, and the basement stopped being the cold part

A single basement window is not a dramatic before and after photo and we are not going to pretend otherwise.

What it is, is the cheapest opening in the house to fix and often the one leaking the most air per square foot. If you have one bad basement window and everything else is fine, replace the one. We will come out for it.
