Window Replacement in Merrimac, MA

Merrimac sits on the river, and houses near the water hold damp differently than houses that do not. You see it first on the windows: condensation on the inside of the glass on cold mornings, sills that stay wet, paint that will not hold on the sash. We replace windows here year round and we will tell you honestly whether yours are the cause or just where the problem shows up.

    Why Merrimac homes are different

The right windows for a coastal, historic town are not the same as a builder-grade suburban spec.

    Damp near the river

Air near the river holds more moisture, and when that air meets cold glass you get condensation. On an old single pane with a storm over it, that water sits on the sill every winter morning and eventually the wood goes. A modern insulated unit keeps the inside surface of the glass warm enough that the water never forms. If you are wiping sills in January, that is what is happening and that is what fixes it.

Modest old houses, and that is fine

A lot of the housing here is straightforward: capes, colonials, older farmhouses, built to be lived in rather than looked at. They do not need a premium window to be comfortable, they need a well built one that is installed correctly. We will show you where paying more actually changes something and where it does not, which on most houses in this town means putting the money into the glass package and not into the color.

    When the sill is gone

On houses this age the window is often not the only thing that needs attention. Rotted sills and undersized headers show up regularly once the old unit is out. We check for it during the estimate rather than discovering it on install day, and if we find it we price the repair separately and show you the wood. Nobody likes that conversation on a Tuesday morning with a hole in the wall.

    Lead safe work

If the house predates 1978, and most of Merrimac's older stock does, the state's lead safe renovation rules apply. Our crews are licensed for it, containment and cleanup are part of the job, and it is not an extra we add later.

    Permits

We pull the permit through the Merrimac building department, we are listed on it, and the inspection is ours. Our Massachusetts HIC registration number is on the contract and on this site, as state law requires.

    What it costs

The number depends on how many openings, what style, which glass package, and the condition of what is behind the old unit. We measure every opening and quote the job rather than an average, because an average is how you end up with a change order. The estimate is free and the written price is firm.

    Brands we install

The manufacturers we buy direct and install ourselves.

We assess first, not sell first

A straight answer on whether to repair or replace, then an exact quote. That is the whole pitch.

Seaside replaced all the windows in our home and we could not be happier. The crew was professional, on time, and cleaned up everything. The new windows look beautiful and the house is already warmer.

We had a great experience working with Andy! He replaced two old storms and installed a new full view storm door on the front door of our Historic Salem home. Very knowledgeable and professional!

    Merrimac window replacement FAQ

My windows sweat every winter morning. Is that the window or the house?

Usually the window, and here is how to tell. If the water is on the inside surface of the glass, the glass is too cold, and an insulated unit fixes it. If the water is between the panes, the seal has failed and the unit needs replacing. If it is on the walls and ceilings too, that is a ventilation problem and a new window will not solve it. We will look and tell you which one it is.

What happens if you find rot when the old window comes out?

We look for it during the estimate so it is not a surprise. If we find it then, it is priced in the quote. If something turns up during install we stop, show you the wood, and give you the number before we go further. No work gets done that you have not agreed to.

Do I need the most expensive window?

No, and on most houses here we will talk you out of it. The glass package is what changes your comfort and your heating bill. Colors, woodgrain interiors and specialty shapes change how it looks. Spend on the first, decide on the second based on what you want.

    How long does it take?

Most houses are one day. We do a room at a time and close up each opening before moving on, so the house is never open overnight.

    Do you offer financing?

Yes, including zero percent on approved terms. We will tell you what you qualify for before you commit to anything.
